This is the Pre-Construction Phase. During this phase, land for your new home should be purchased and bank construction financing, if needed, should be established. Your financial institution will issue a pre-approval letter that will help determine your construction budget. At this time, you should be thinking about the floor plan and features for your home that will meet your lifestyle requirements. If you know the floor plan you would like to build, CustomSmart Homes will provide a preliminary construction budget at no charge.

The Design Phase is started by engaging the design services of CustomSmart Homes. There are three paths to choose from; 1.) Selecting a standard plan, 2.) Modifying a standard plan to better fit the needs of your family, or 3.) Have CustomSmart design a completely custom home to perfectly fit your family’s lifestyle. The Design Services Fee Schedule will explain the cost for each of the three paths. If bank construction financing will be used, a full set of detailed plans will be required by the bank for appraisal purposes. A full set of plans can be purchased for $2,000. This money will be applied to the purchase price of your home. With the payment for a full set of plans, CustomSmart will also provide:
• An on-site land evaluation
• Additional consultation time with one of our licensed Builders
• Pricing for the options and upgrades you would like
• A detailed construction budget (suitable for bank appraisal purposes)
• A complete set of Plans (suitable for bank appraisal purposes)
• An approximate construction timeline

Step 3

Step 3

The Construction Phase is started by the signing of a contract with CustomSmart Homes to build your new home. During this phase the following will take place:
• Closing on your construction loan or verification of funds
• Approval of Final Plans.
• Staking out the building footprint on your land with you.
• Submitting the Final Plans to the state for permitting.
• The start of site-work and foundation construction.

Step 4

Set Day! The modules for your home are delivered, set and secured to the foundation, and the home is “dried in”. At this point your home is between 75% and 80% complete.

On-site finishing of your new home is the final phase of the homebuilding
process. During this phase the following activities will occur
• Roofing
• Drywall finishing
• Trim carpentry
• Porch & deck construction.
• Final inspections.
